Surveys
A land survey can reveal many things that you did not know existed on the property.  Some things may be obvious to the untrained eye, such as a fence or outbuilding.  Some things are not, such as the existence of an underground sewer line or a property line that does not follow the fence line.

When purchasing house, it is important to identify and locate the existence of fixtures that are located on the property.    The attorneys at RTT advise clients to purchase a new survey for the following reasons:
1.     The property line may not always follow a fence line;
2.    The road right-of-way may be further into your property than you thought;
3.    Easements may exist on the property without your knowledge .  This may prohibit the building of additional items, such as a pool or other outbuilding on a given location;
4.    Restrictions may exist which limit the location in which fences, outbuildings and other structures are permitted;
5.    Pursuant to the recorded restrictions, the home (or improvements) may violate the required setback lines.

If you choose not to order a survey when purchasing real property, you must be aware that most title insurers will not extend coverage for the owner in the Owner's Title Insurance Policy for matters which would have been shown on a new survey of the property.
